Many properties here date to the 1920s and 1930s — Spanish Colonial, Mediterranean, and early California Modern styles that have aged beautifully and demand thoughtful renovation rather than demolition.
Designing on the Riviera means working with topography. Hillside lots create split-level floor plans, dramatic stairways, and unexpected sightlines. We treat these as opportunities, not obstacles — a half-flight of stairs between the living room and kitchen creates a subtle sense of arrival that a flat floor plan cannot achieve.
