
Licensed Brokerage
Cerro is not a licensed brokerage and does not want to be. But a Cerro home is a specific kind of asset — in some markets the hardest to sell well and in some markets the hardest to find — and the transaction deserves a broker who reads the design.
Our brokerage partnerships are referral-based and always disclosed. For a past client selling a home we've designed, we introduce the broker, write the listing narrative, supervise the photography, and stage the property as design director. For a prospective client buying a property to renovate, we introduce the broker and fold the diligence walk-through into the offer strategy.
We do not receive a referral fee. We do not receive a commission split. We receive a retainer from the owner to manage our piece of the transaction — design posture, listing narrative, staging, and photography direction — and the broker receives their standard commission from the sale.
Every relationship is disclosed in writing.

Retainer-based engagement for the Cerro-managed piece of the listing. Broker receives standard commission from the sale.

Paired with Real Estate Diligence and Land-Use Consulting where the property's buildable envelope matters.
Retainer structure disclosed at the start of engagement; credited against design fees on any follow-on renovation work. No referral fee exchanged between Cerro and the broker.
